Home inspections

We offer home inspections for buyers and sellers that meet the strict requirements of the American Society of Home inspectors.

How is my inspection different?

Many, if not most inspectors offer a report that is easy to prepare, but difficult to read. Bob provides a report that is straightforward and easy for the customer to understand, because he describes the conditions he finds, rather than using confusing symbols or boilerplate comments that were written by someone who has never seen the house. It takes longer to prepare a custom report, but we think it’s a much better product.

Follow-up inspections

The seller of the home will often agree to repair some of the conditions that are discovered during the home inspection. The buyer may be given statements or receipts that verify the repairs were completed, and he may accept the paperwork as proof the repairs were done properly.

If the repairs are very technical in nature, or if they are in a part of the home that is difficult to access, the buyer may want Bob to return to verify the repairs were done properly, and we offer that service.

Radon testing

The New River Valley lies in a region of the country that has been designated by the EPA as ‘Zone 1’, which means many of the homes here have been found to contain a high level of radon gas, a carcinogen. Bob is certified by the National Radon Proficiency Program as a Residential Radon Measurement Provider, which allows him to offer radon testing in the Commonwealth of Virginia.

 

Pre-listing inspections

A pre-listing inspection is essentially similar to a buyer’s inspection, but there are subtle differences in the report. Also, the consultation with the seller (who is familiar with the house) is different than the consultation with a buyer (who knows very little about the house).
